New Marker Building for Norwich City Riverside

Generator Real Estate Solutions (“GRES”) have secured a resolution to grant planning for a scheme of 66 flats adjacent to the River Wensum in Norwich City Centre. Grafik became involved in developing the site back in 2003, commissioned by Wilson Connelly they designed a highly distinctive scheme of 72 apartments which received a unanimous vote at committee and commended for the quality of design.

Since then, the development world has changed and the site was sold several times before The Generator Group forged a deal with the receivers and bank to progress a new proposal. This key site is adjacent to the Novi Sad Bridge, has frontage to the River Wensum and is accessed from Wherry Road. As one of the “last pieces in the Riverside jigsaw”, this is an important opportunity to place a high quality marker building on a well used route.

After a large number of option studies, meetings with the Planners and formal Review Panels, a scheme evolved in the form of a corner building with the highest scale to the Novi Sad Bridge façade. The ground floor being predominantly undercroft parking with cycle and refuse storage. Entrances, circulation cores and a corner apartment at ground level “root” the building and provide active frontage.

Apartments either wrap around a landscaped roof garden with communal access at first floor level or enjoy direct views across or along the river. The upper floors step back to create articulation and roof terraces, both communal and private. All apartments have private balconies in either recessed or projecting forms which serve to articulate the façade.

The design is a simple composition of solids and voids, using clean finishes and using shadow to create depth to the façade.

A “living wall” approach introduces landscaping to the vertical screening of the ground floor parking areas which both “roots” the building into the site and softens the interface with the ground. Accommodation consists of 66 no. 1 and 2 bedroom apartments. There are 60 parking spaces and 66 cycle spaces, with pedestrian access onto the riverside walk and in the city centre.
