The Brief
We were commissioned to carry out value engineering and technical optimisation for a scheme of 86 apartments and retail units over 5 to 14 storeys on the edge of London’s Docklands. This scheme’s success was to rely on high levels of co-ordination and very close working relationships.
The Results
We revised the interior layouts to better suit the market. We fine-tuned some construction methodologies to save time and reduce cost and we resolved construction issues arising from site constraints and Docklands Light Railway boundary working restrictions. As a result, two proposed lift shafts and a complete stairwell core were omitted from the detailed plans without compromising ease of access to residents or businesses. The materials specification was amended to remove certain expensive or difficult to apply products, including the replacement of full terracotta rain screen cladding with a system of tiles bonded on to precast panels developed in conjunction with Trent Concrete.
