Hybrid application for 450 homes including Early Years Centre and extension to Victoria Park
Grafik Architecture were retained to design the final phase of this very successful development by Bellway. The first phase (Radford Park) was for 184 dwellings , the second phase (Archers Fields) was for 123 dwellings.
This final phase is sited on Greenfield land owned by Ford Motor Company and contained established hedgerows, trees, ditches and ponds bounded by the A127 to the North, housing developments to the South, industrial uses to the East and Fords Test Track to the West.
Access is via the two earlier phases and a new western link road parallel to the A127 linked to the Dunton roundabout. Victoria Park is beyond the South West corner of the site and is linked to an area of open space containing a small lake, as public parkland.
The hybrid application was based on an overall masterplan reflecting up to 450 dwellings – Outline for up to 27 dwellings and extension to Victoria Park and Detailed for 179 dwellings, link road, junction improvements and land for an Early Years Centre.
The Outline Application will have incorporated the requirements of a team of specialists covering ecology, arboriculture, landscape, surface water attenuation, noise studies and the design principles developed in the Detailed Application. An indicative layout along with phasing, storey heights plan and density plan, establish the shape of the scheme.
The detailed design was based around a series of linked boulevards, squares, circus and transitional elements, retaining the major natural features and enhancing wildlife habitat.
Scale of development ranges from single storey links through 2, 2.5 and 3 storey dwellings with site specific types and focal point buildings.
The houses and apartments are in detached, semi-detached and terraced forms and 30% are affordable units.
