Following the Outline Planning consent for 800 units in April 2018, together with Countryside we gained approval for phase 1 of the Reserved Matters Application for 173 residential units. Future phases will incorporate the remaining 630 dwellings and non-residential uses.

The development is situated approx 3.7 miles  south east of Maidstone town centre, bounded by the A274  known as Sutton Road and is the main access point to the site. Phase 1 is 4.03 hectares which is only a portion of wider master plan equates to 47.21 hectares.

The vernacular approach was defined during the planning process to create the developments own sense of character. A contemporary style using a simple pallet of materials was proposed across the site to illustrate a clean and simple contemporary style character. Areas of simple brick detailing such as diaper work and brick string courses was used to define character and add variety in the streetscene without becoming too busy.

Phase 1 incorporates a mix of 2, 3 & 4 bed dwellings including town houses and 2.5 & 2 storey properties. 3 storey apartments are proposed of 1 & 2 bed flats fronting the formal square creating a sense of arrival.

We worked alongside Rummey Design who gained the original Outline planning consent and produced the detailed Landscape Strategy for phase 1.

The layout design not only reflects the principles established in the approved outline, it has evolved to build upon those principles to create a well-designed scheme that creates a true sense of place.
