Harlow Gateway

Location: Harlow, Essex
Client: Barratt Developments
Completion Date: Final completion 2012

The Harlow Gateway Project is a regenerated brownfield site owned by English Partnerships, close to Harlow railway station and covering an area of 11 hectares. The master plan for the site included new homes, high quality leisure and sports facilities and community facilities.

Outline planning consent was in place for 530 homes and interested parties were invited to enter a two-stage bid process complying with very rigid English Partnerships criteria. Our brief was to create a scheme that exceeded the aspirations of the master plan, designing a flagship development that demonstrated flexibility and increased the number of homes.

The focus of our scheme was a series of green spaces running through the centre of the site, providing pedestrian and cycle routes from the railway station, and containing a Sustainable Urban Drainage Strategy.

Our early urban capacity studies showed scope for 750 to 1,000 homes if deemed appropriate and our detailed planning submission was ultimately chosen. We included designs for residential units of one to four bedrooms on two to five storeys, from apartments to family homes both for private owner-occupiers and social housing. The master plan was revised and approved up to 750 homes on a phased basis.
