The site is on the banks of the River Wensum, on the edge of Norwich city centre. There was outline planning consent for 24 apartments and our brief was to work with this consent, optimise the use of available land and design a landmark development compliant with some very demanding urban planning constraints.
We were commissioned for our full planning service which included liaising directly with the Local Authority planners. We created designs for a 72-apartment scheme in three interlocking circular towers, with parking below a podium deck. We gained the full support from the Planning Committee for this amended, larger scheme and were publicly commended for our design. The idea behind the ‘The Drums’ was to create something unique for the local area, maximising the 360° aspect. We were determined to conceal parked cars as much as possible and to provide maximum private and communal amenity space. The towers ranged from five to eight storeys with a ‘sky garden’ on top of each, gardens on the podium deck and non-overlooked sheltered balconies for all apartments.
