The Brief

Previously a London Transport bus garage, this extremely long and narrow site had only a small frontage to the main street access and limited access from a side road. The flank boundaries were defined by high brick walls which had to remain due to party wall restrictions. Height restrictions were also in place, due to the scale of the surrounding terraced housing. The brief was to utilise the restricted site as much as possible and respect the scale of Green Street, the main access route for shoppers.

The Results

The solution was to use the full-length basement for plant and storage, served by a delivery bay at the rear. Two levels of retail units were contained within the boundary walls, lit from above. The Emerald Centre is set to be the main retail landmark in East London, with its contemporary architecture and cosmopolitan feel. It will enhance the already thriving borough of Newham with a spacious, multi level, fully enclosed retail mall with 79 stores and a food court.
