Grafik Architecture are pleased to announce gaining planning permission today on behalf of Barratt Homes for 180 new homes at Thetford Road, Watton. - June 22, 2020

The site covers 7.4 hectares of former agricultural land, with a wealth of arable fields beyond the site boundary.  The northern boundary of the site backs on to existing residential built form. The boundary treatment consists of a multitude of materials including brick boundary walls, timber fencing and boundary shrubs and trees.  Part of the eastern edge is bound by an existing public right of way.  It then branches and leads to the nearby Wayland Wood SSSI.
The proposed development is solely residential, consisting of 180 new dwellings ranging between 1 bed maisonettes to 4 bed houses.  The layout of the scheme is arranged to form an organic spine road, which bisects the western site boundary asymmetrically.  This creates an informal tree-lined boulevard within the main body of the site, which frames part of the LEAP Public Open Space as the road curves. This also ensures passive surveillance towards the open space and the Stream & SUDS corridor. The largest portion of Public Open Space has been allocated to the southern boundary to create natural drainage, better integration between the site and the surrounding agricultural landscape and creates a ‘gateway into Watton’.  
The proposal fronts out towards Thetford Road providing continuous frontage and access; achieving a greater sense of place as you progress towards Watton town centre. The highway improvement will include a round-about that will greatly improve the flow of vehicles through the site and along Thetford Road.
