Planning permission was granted for 100 new homes on behalf of Barratt Homes in Oak Road, Halstead.

 Following the approval of the outline application for 292 residential dwellings the composite site was developed in 2 phases.   As a result the development proposals was split into two Reserved Matters planning applications, Barratt Homes parcel B for 100 dwellings and parcel A to the north Bloor Homes has approval for the remaining 192 units.

 The entrance to the site is located adjacent to the attenuation basin, which is fronted by dwellings served by a private drive and creating a landscape-dominated setting at the entrance to the development.  A focal green square creates a sense of arrival and acts as a point of distribution and wayfinding within the layout. The design of this central area of green space is intended to provide a pleasant place to sit and to allow young children to enjoy supervised play without the need for numerous pieces of equipment. Shrub planting and trees give enclosure and visual interest to the space while still allowing nearby houses and road users to see into the area for safety.

 The existing hedgerow along the site’s north-west boundary is an important landscape feature and is being retained. The retained hedgerow forms a physical and visual screen between the site and new residential development (parcel A) to the north-west.

 The street hierarchy and their movement are most important in expressing the identity and quality of the development. Street trees and a consistent materials palette supports the identity and provides clarity for users of the principal routes within the development.

The street layout moves away from the more structured and regular form of the Outline Consent Masterplan in order to achieve a less urban layout of streets that are more organic, with the overall perimeter of the proposal forming an outward-looking development.

 The development provides a range of housing mix from 1 and 2 bed maisonettes up to 5 bedroom houses.
