Following the Outline approval in March 2019, subsequently the Reserved Matters application for 535 new homes has been approved in July 2020.
The application site is situated on the southern side of Salhouse Road, approximately 3 miles from Norwich City Centre. The proposed development is solely residential, houses between 2 and 2.5 half storeys in height. Housing mix ranges between 1 bed maisonettes to 4 bed houses.
The layout of the scheme is a landscape-lead providing public open space in the heart of the site. Furthermore, the constraint of a high pressure gas main running through the site allows light planting and vegetation towards the north-easterly corner of the site. The scheme utilises the existing woodland, to the south, and has created a more organic layout within the area. Care has been taken to retain the existing species within the site, which has resulted in a village green aesthetic as homage to the site’s pervious use.
There are two main access points into the site from Salhouse Road which provide entry in to the formal Boulevard Character Area. Smaller adoptable shared surface secondary roads lead to the Mews character area often with smaller clusters of housing within. Alternatively from the boulevard and crossing the tree lined corridor a more organic road layout denotes the woodland edge character area.
